Construction Financing

Utilizing our wide network of lenders, we can spearhead the construction financing process, connecting you with several options, helping to ensure that you are matched with the best lender for your specific requirements. We help clients to prepare all the required documentation to submit a comprehensive package, increasing the probability of getting approved.

It’s important to note that preconstruction, soft costs, carrying costs, and any change orders are not included in the financed amount and must be paid by the owner. That’s why we stress the importance of a complete preconstruction process where we detail all the costs before starting construction.

A typical construction financing process includes the following stages:
  1. Develop and submit a construction financing package which includes plans, budgets and timelines for pre-approval.
  2. Begin construction on your land initially using your own funds.
  3. When the desired progress is reached (30-50% of cost), the owner applies for the first draw of financing, a lender-appointed appraiser inspects the progress and approves the first draw.
  4. The appraisal/inspection process is then repeated until completion.
  5. At completion, the construction loan is converted to a regular mortgage.

Cost Management

Throughout preconstruction and construction our experienced accounting team provides a detailed listing of every project cost, organized in a comprehensive monthly billing package. Full-transparency ensures that our clients know exactly where they stand.

Every monthly billing package includes:

  • An itemized listings of actual costs reconciled against budgeted amounts.
  • Every invoice from the month documented.
  • A summary of payments to date and the estimated cost to complete.
  • Cash flow projections.

 

Preconstruction Services

Land Construction and Feasibility

Before or after purchasing land to build a custom home it is important to go through a full due diligence on the property at the onset of the relationship.

A massing plan (shown below) provides an illustrative footprint of your property. This clearly indicates the allowable size of your custom home, as well as coverage, setbacks, allowances, and site statistics.

In addition, multiple factors need to be addressed to mitigate risks and manage expectations, such as:

  • Zoning (municipality)
  • Historical permit/application history (municipality)
  • Soil conditions (bore hole testing)
  • Survey

This approach also better clarifies how you want to allocate your budget, investing more only where it matters most to you.

Estimation and Budgeting

Our rigorous Estimating & Budgeting phase allows for the progressive development of a more complete and accurate project budget.

Each assembly is tendered out to multiple bidders and presented to you to ensure that you get competitive price across the board. All bids are stored electronically, accessible to you at any time.

Architectural Technology

Today’s custom home designs are getting more complex and detailed, which can lead to coordination issues between evolving manufacturer specifications and the project design plans. Our dedicated architectural technologist models each custom home in 3D using Autodesk Revit to be able to proactively address these challenges.

3D drawings allow us to provide our clients, trades and vendors with realistic architectural details and visuals that result in clear instructions and better constructed homes. With Revit being today’s standard for design software, it makes it efficient to share files with members of the design team and optimize collaboration.

Constructability and logistics

Every property is unique in its size and conditions.

A logistics plan is generated to assess the property and determine the most efficient waysof accessing the property, storing materials and equipment, receiving deliveries, and sequencing the project. This results in greater efficiency, time and cost savings, safety, and improved constructability.

Procurement

Custom home projects require a great deal of subcontracts and purchase orders. Accordingly, potential supply chain issues, inflation, and lead times can all have an impact on the project schedule and budget. Understanding this, we proactively manage these variables through our systematic procurement process.

Also, a comprehensive procurement package is presented to the client on a regular basis. Every pending order is included in the report, allowing the client to approve or reject it before it is executed.

Variables are controlled for, and our clients know where they stand every step of the way.

Procurement Model Stats: In any given project, the actual budget is subject to owner changes, inflation risk, and unforeseen costs. One of the ways that we control this is to offer our clients the choice to procure certain materials well ahead of schedule. This way they can lock in the current price and avoid inflation risk. Fixed Pricing and Faster Timelines Through Effective Procurement:

Once the baseline budget is set, we offer clients the opportunity to secure select items right away and lock-in their price. This ensures the price of those items are fixed, avoiding potential price increases and unnecessary delays due to long lead times.

Procurement Packages:

Our clients receive procurement packages on a regular basis to secure their approval on actual contracts with trades and suppliers. These packages includes:

  • An updated budget summary
  • A current listing of purchase orders and change orders
  • Supporting documentation (e.g. Quotations)

Ongoing Care

Ensuring your project is a success doesn’t end when we hand you the keys. Our ongoing care service ensures that your home is properly maintained and cared for. A dedicated Client Service team member is assigned to monitor your custom home after you move in. They are readily available to answer any questions related to your custom home, as well as to coordinate any service requests that may come up.

We are always ready to respond to and resolve any unexpected maintenance requirements that might occur.

This includes:

  • Emergency work: unexpected work needing immediate attention to protect your home and your safety, to repair services, or to address problems that disturb living at home.
  • Remedial work: repairing or replacing broken, inoperative, worn, or obsolete parts.
  • Responsive work: maintenance of irritants (such as a dripping eavestrough or leaky faucet).

With 100s of different parts sourced from different vendors, as well as the specific mechanics of your home, maintaining a custom home can be a complex undertaking without the proper guidance.

To address this, we provide each of our clients with a comprehensive User Guide specifically made for your custom home. These guides include recommendations for maintaining your home, a listing of your manufacturers’ warranties, and important contact information.

Tarion Home Warranty

PURE Building Group is a licensed Tarion Builder that certifies all homes through their process. Every one of our projects will be enrolled in Tarion and provided the protection of their warranty coverage.
